Draw a preliminary design concept in keeping with program objectives for the project, renovation, expansion, or new facility.
Site Search and Selection (if necessary)
In the case of a new facility project, assist with analysis of available real estate opportunities relative to your conceptual design. ConServ coordinates with real estate professionals of your choice during this process.
Early Budgeting
Create a detailed conceptual budget involving every aspect of cost associated with the project design and construction.
Architect
Design Development
Increase the level of design detail to include all engineering disciplines and finish material selection.
Value Engineering
Following the preliminary budget, this is the most opportune time to make cost saving design decisions based upon alternative structural, mechanical, electrical, and civil engineered systems.
Permitting
Work with the civil engineer, attorneys, your team, etc to present your project to town officials in order to obtain permits for construction.
Engineering
ConServ will coordinate all engineering work required to gain approval and ensure constructibility.
Construction Drawings and Specifications
Create full sets of detailed plans and written specifications in order to communicate all necessary components for construction of the project to field supervisor, project manager, subcontractors, and other stake holders.
Build
Final Budget
Create a firm budget with multiple subcontract bids for each trade ready and able to complete the determined scope of work, within a Guaranteed Maximum Price.
Purchasing
Line up purchasing of materials and finalize subcontracts.
Construction
Manage, schedule, supervise, and administrate all aspects of the construction process as construction manager and/or general contractor, whichever arrangement works best for you the client.
